Summer 2019 Newsletter
Annual Meeting & Board News
Letters with the time and location of the August 6 Annual Homeowner's meeting have been mailed along with proxy forms. Thanks to Sinae Choi, 4519, for stepping up to an at-large vacancy on the LRMHA Board. We will have three vacancies on the LRMHA Board to fill at our August 6 Annual Meeting. Pamela Broberg is willing to run again, and all who are interested are asked to please run. The ballot has two other candidates we were aware of at the time of printing, but you can add your name as a write-in or volunteer at the meeting.
We encourage you to supply a proxy even if you plan on attending. If you are present for the vote, we will set aside your proxy. By providing a proxy we will be able to have a quorum even if you cannot be present for the voting.
Proxies can be presented to any board member prior to the meeting or presented to the Board prior to the start of the Annual Meeting on your behalf by any member in good standing. Since there will be 3 vacancies, you may vote for no more than 3 candidates and may cast no more than one vote for each of the three. Write-in candidates are permitted—please make sure they are voting-eligible members of LRMHA and that they agree to serve on the Board.
Independence Day Cookout
Participating residents and friends enjoyed grilled hamburgers, hot dogs and chicken and a variety of sides and desserts for our 4th of July cookout celebration. Thanks to all who came and provided food, drinks, ice, seating, a canopy, and more, and to those who volunteered to grill and provided fireworks. The rain skipped us almost entirely (only a few light sprinkles) without interrupting the festivities and we were treated to a surprise direct flyover by Air Force One as well as some amazing after dark fireworks from our next door neighbors.
Architectural Review Board
ARB Group Updating Guidelines
Your LRMHA Architectural Review Board is undergoing a rigorous review of neighborhood guidelines to clarify any ambiguities, anticipate future requests and provide clearer guidance. Once finalized, the more comprehensive ARB guidelines will be provided to all owners and residents, possibly before the end of the year.
Homeowners are reminded to submit a formal request to the ARB for approval for any changes to the visible exteriors of their homes, decks and fences. This is particularly important for paint colors and changes to materials and hardware, and sizing and placement of permanent structures and equipment that appear above the rear fence lines. Please be prepared to provide sketches of improvements and color/material samples or photos when making such requests.
Fix-Up Deadline Extended
Homeowners have until July 31 to fix whatever was noted in letters sent after our walk-around. Please take care of your repairs, repainting, etc. by the deadline. We will be doing another walk-around to determine if repairs have been made by the deadline after July 31, and penalties may be incurred for those who have not done so.
Neighborhood Cleanup
We missed you! Only Board members showed up for our spring clean-up day, which had been rescheduled due to weather. We were prepared with a tent for shade, free gardening gloves, tools, trash bags, water & snacks. But we did clear trash and plant debris from the entire neighborhood and did some weeding. Fortunately, the extra attention we've been paying to making sure our contractor was getting things in order paid off so there was very little work needed in the common areas.
Let us know what might entice you to help next time. Would Saturdays or Sundays work better for you? Morning or afternoon? Most people take care of their properties, but it would be easier to do the little extras that our contracts don't cover if more people chipped in some of their time and effort.
Landscape Improvements
Recent improvements to the neighborhood include:
*We have sent proposals to other firms to do the more complicated drainage improvements behind 4501-4519 , and signed a proposal to do drainage improvements behind 4502- 4508.
*Removed dead trees
*Sweet gum trees that dropped massive amounts of seed pods on cars, yards and parking lot in the dogleg have been removed.
*All swale work already completed is growing in nicely and drainage areas have been cleared of debris.
New Parking Regulations
Thanks to Pamela Rinehart, we have a draft of new parking regulations. Once finalized, we will provide them to residents at the Annual Meeting, and they will be posted on the Web site, LRMHA.org.
Garbage Mix-up
The American Disposal web site and all previous notices we received said that garbage pick-up would occur on July 5 vs. July 4. After we had already walked around with reminders to not put out trash on the 4th of July, the AD web site took down the schedule page and posted an emergency notification that due to staffing shortages they were taking our trash on the 4th and they came around very early in the morning. Garbage and recycling pick up was resumed July 8 as usual. We apologize for any inconvenience due to the last minute schedule reversal. Thanks to Karyn Selko & Sinae Choi for re-packing all left out garbage in contractor bags and spraying them to keep vermin away until the Monday pick-up.
We currently anticipate that pick-up will be one day later for Thanksgiving Day (Nov. 28, 2019), Christmas Day (Dec. 25, 2019) and New Year’s Day (Jan. 1, 2020). However, it is best to check the American Disposal web site to check for changes in schedule and notifications of delays due to inclement weather. Links are posted on our web site: lrmha.org
