LRMHA Fall Newsletter 2024
October 10, 2024
Annual Meeting
Mark your calendar for November 4, at 7 p.m. for the Little River Mews annual meeting. There are three ways to participate:
2025 Budget
We will be voting on a new budget at the annual members meeting. Little River Mews is in good shape and while we had hoped to be able to hold our overall expenses in 2025 at current spending levels, trash collection prices are expected to rise significantly due to an increase in Fairfax County’s disposal fees for refuse. As a result of this and a few other small increases in costs, we have decided to increase our assessments by 2%, which is less than the expected CPI for the year. Our new assessments will be set at $357 per quarter, starting in January. Copies of the budget will be available at the annual meeting for approval.
Pumpkin Decorating Fun
Bring a pumpkin, safe carving tools and decorating materials to the traffic circle Sunday, October 13 (Rain Date is October 20) between 2 PM and 5 PM for an all-ages pumpkin decorating get-together. Wear clothes you don’t mind getting a little messy with paint and pumpkin “guts.” Drinks, snacks, and a few extra pumpkins for the circle and some decorating materials will be provided. Come meet your neighbors on a crisp fall afternoon!
We also encourage residents to decorate their homes for the autumn holidays. Leave your porch lights on if you will be handing out treats for Halloween and turn them off if you will not. Anyone who wants to participate, but doesn’t want to do so at their home is welcome to join our president, Pamela Rinehart, on October 31st after dark at her Halloween display outside of 4533, where hot beverages, plenty of treats for the kids, and camaraderie will abound – bring a chair and dress for the weather.
Days Are Getting Shorter
With increasing darkness as we approach winter please keep your front porch lights on all night. It deters crime and enables people returning after dark to see where they are going. Sockets or light bulbs designed to go on at dusk and off at dawn can be helpful.
Please remind visitors to keep their speed down to 15 mph in the neighborhood for the safety of our residents and pets and watch out for school bus stops when travelling local roads. As the days grow shorter and more kids are venturing out on foot we all need to be extra careful.
Landscaping News
Letters have gone out to homeowners whose vegetation encroaches on the sidewalks. If you are one of them, please trim back your trees, shrubs, or plants to keep sidewalks clear for easy passage, and keep house numbers easily visible for emergency services. All shrubs, plantings and trees must not encroach over the sidewalks from the ground up to 8 feet above the sidewalks so people can walk unimpeded in all weather. Re-inspection will take place after October 31.
Several large dead and problematic trees have been cut and stumps ground. We work hard to keep plants on common ground healthy and thriving and are sad to have seen some of our oldest trees go. Once the ground is suitable for replanting we hope to be able to replace some of the trees. If you have any suggestions regarding what types of trees we should use as replacements, please send your suggestions via the lrmha.org web site so they can be included in our landscape planning.
Vines and shrubbery growing on a section of common ground fence in the dogleg are being removed in preparation for replacing the old, crooked fencing located on the dogleg across from the townhouses. The residents on the other side of the fence are aware of this work, and we have asked their assistance in curbing excess growth from their side.
Sidewalk Repair
Sections of sidewalk that needed repair due to unevenness that posed a trip hazard have been replaced. It appears that new technology has caught up with us in the form of aerated concrete that is lighter in color and more uniform in texture than our traditional concrete. A quick search on the Internet assures us that this new concrete is less costly to use, more durable and less subject to damage from freezing temperatures.
